Spaces
These spaces are arranged to resemble retail area settings and are to be furnished, accessorized and merchandised by the vendor. All spaces are priced at $2.50 per square foot monthly with a lease of one (1) year or $3.00 with a six month contract per month. *Minimum square foot of 5’ x 10’
WALLS
Wall space is ideal for prints, paintings, mirrors, sconces and other small items. Shelving may be attached for display. Merchandise and display is limited to 6” depth. Wall space is leased at $1.50 per square foot with a minimum lease of 6 months and a minimum square foot of 5’.
SECURITY DEPOSIT & Insurance & Fees
A deposit of one month’s rent is required to secure a studio or a wall space. In addition to their first months rent. No refunds will be issued once deposit is received and reserved for the space. *Each vendor is responsible for personal insurance coverage on their items.
*There is a monthly fee of $5 for your access to the sales database. You will have your own log in and will be able to check your sales on a daily basis.
MONTHLY RENTAL
Rent commences as of the effective date of the lease or the date of occupancy, whichever occurs first. Should occupancy occur earlier than the effective date of the lease, a prorated amount will be calculated from the date of move-in. Monthly Rent is due at the first of each month. It is the vendors responsiblity to check if there is a rent balance due. All rent balances are due by the 5th of each month. After the 5th a $25 late fee is accessed. If 30 days has passed with an unpaid balance contracts may be deemed void and items will be boxed and stored and will be surrendered once balance is paid.
COMMISSION
On the Corner charges its merchants 10%, which includes your credit card fees. All commissions & statements of sales will be paid on the 1st of the month.

Merchant selection is discretionary and we diligently search out those merchants to compliment the level of merchandise and creativity of our existing merchants. We also offer a cupcake counter and an onsite photography studio, Jill Solomon Photography. As well, as an onsite Piggies & Paws Gallery available for Private Printings and Gallery showings.
